Wingate Property provides capital solutions for property owners and developers and investment opportunities for our co-investors. Having established ourselves as a leading player in this sector, we have funded over $6 billion in property value since 2008, investing more than $1 billion.

Our Property team has a pristine track record of capital preservation. We operate across the capital structure, with a particular focus on development mezzanine debt, preferred equity and equity, as well as stretch and bridging senior debt. We are also active in direct property acquisition and syndication.

We build on established relationships, while carefully selecting and structuring transactions to actively reduce risk. With a reputation as a responsive and reliable partner, we continue to enjoy strong demand from Australia’s most highly respected private developers and owners.

Mezzanine Finance

We provide mezzanine funding for development and investment assets. The funding is generally:

  • Short-to-medium term in nature, with clearly defined exits;
  • Supported by registered mortgages and personal and corporate guarantees;
  • Well secured by property assets; and
  • In partnership with high quality, experienced and capable counterparties, builders and consultants.

Senior Debt Finance

These transactions are generally funded in unique circumstances where our provision of debt is not in competition with traditional senior lenders. They reflect our ability to:

  • Act quickly, often having evaluated, structured, documented and funded transactions within a few weeks, whilst not compromising security, risk or due diligence requirements;
  • Provide debt facilities, beyond traditional senior gearing levels;
  • Understand, evaluate, assess and mitigate risks and exit opportunities outside of traditional banking paradigms; and/or
  • Structure transactions incorporating collateral security and other credit enhancing mechanisms, enabling them to proceed where others were unable to do so.

Mark Harrison

Managing Director, Property

Mark has extensive experience and knowledge in all facets of the property and property finance sectors, built through various senior executive roles over the course of the last two decades. He is well known and trusted within the property industry as a specialist in risk assessment, structuring and funding of leveraged property transactions. Prior to joining Wingate, Mark spent more than 10 years with Ashe Morgan Winthrop, as a director in various roles including responsibility for their commercial lending business.

Ryan Levin

Managing Director, Property

Ryan is an actuary, specialising in risk management and financial structuring. He has spent two decades in the financial services industry holding roles ranging across product development, financing and property. Ryan has business-building and investment experience across three continents and brings substantial marketing, innovation, analytical and entrepreneurial skills to the Wingate, as well as specific experience in the finance, insurance and loyalty industries.

Prior to joining Wingate, Ryan founded Destiny Health, a Chicago-based health insurance company, spearheading what is now commonly referred to as the “Consumer Driven Healthcare” sector in the USA.

Adam Davis

Adam has extensive experience in property investment, development and finance, covering transactions in both Australia and the US. Prior to joining Wingate, Adam was based in New York where he established and led the US operations of Grocon, one of Australia’s largest private property owners and developers. Adam began his career at Ernst & Young following which he has held senior roles in the property industry spanning transaction origination, analysis and structuring as well as advising large private families on property investment.

Rob Di Iorio

Director, Property

Rob has over 15 years’ experience in originating and structuring capital solutions for real estate owners and developers across all Australian markets and prior to joining Wingate, previously held senior positions with Commonwealth Bank, Pepper Group, HBOS/Lloyds and National Australia Bank.

Based in our Sydney office, Rob is responsible for the origination, evaluation and ongoing management of real estate opportunities across senior debt, mezzanine debt and equity.

Paul has extensive experience and knowledge in all facets of the property and property finance sectors, built through various senior executive roles over the course of the last two decades with a number of Australia’s pre-eminent commercial property financiers.

Well-known and trusted within the property industry, Paul is a specialist in risk assessment, structuring and funding of leveraged property transactions.

Leon Gryfenberg

Director, Legal

Leon Gryfenberg has over 35 years experience practising in all aspects of Property and Banking and Finance.

Leon specialises in both residential and commercial transactions also in-house lending to developers for both site acquisition and construction. Leon has extensive experience conducting substantial conveyancing practices, acting for both vendors and purchasers and also in respect of the leasing of many different types of properties, both as Lessor and Lessee representative.

Michael Nathan

Director, Risk and Analysis

Michael has more than 15 years of experience in real estate finance and property development.

Prior to joining Wingate he held roles at Macquarie Group including as Fund Manager of Macquarie Real Estate Equity Funds and Senior Manager within Macquarie Development Capital.  Michael was integral in the acquisition, structure and delivery of a number of residential apartment, townhouse and land subdivision projects across Australia. He also provided property advisory services within Macquarie Group for infrastructure and structured finance projects.

Prior to joining Macquarie, Michael held various property and finance roles across two major financial institutions in Melbourne and London.
